In Resorts, the flagship project is TROIA RESORT on the Tróia Península, which was officially inaugurated on 8 September 2008.

TROIA RESORT is located on the northern tip of the Tróia Península, a 45 minute drive from Lisbon International airport, between the Sado Estuary Natural Reserve and the Arrábida Natural Park. It is positioned as a family leisure resort, with a varied offer of products and services during the entire year, and benefits from the environmental and cultural heritage of the region and of the Peninsula.


TROIA RESORT is divided into four operational planning units (UNOP’s):

Central Area

This is the “heart” of the project comprising 43 hectares and offers all the facilities of a modern resort, including three 4 star aparthotels and an events centre managed by Sonae Capital, a 5 star hotel with congress centre and casino, the Marina, Beach, and Ácala Building tourism apartments, sports facilities, restaurants, shops, a medical centre and a marina with 184 berths.


Beach Area 

Includes, over a 78 hectare area, 96 beach, lake and golf villa plots and 90 TROIA RESORT Village townhouses.


Golf and Hotel Resort

Set within a 101 hectare area, it includes a par-72 golf course, designed by Robert Trent Jones Senior, and a 20.3 hectare area for the construction of a five star Hotel Resort.


Eco Resort

To be developed in the Caldeira area, offering a privileged contact with nature in a total area of 264 hectares which includes 59 hectares for a tourism village project comprising 125 villas. The plans for the remaining area include an equestrian centre, an archaeological and environmental centres and a small boutique hotel near the Roman ruins of Tróia.


The 4 operational planning units cover a total area of 486 hectares of land and 380 thousand m2 of construction area, of which 170 thousand m2 for 618 apartments and 311 villas, making a total of 7,430 beds, of which 2,200 in hotels.

TROIA RESORT’s tourism real estate offer includes the Marina, Beach and Ácala Building apartments, the TROIA RESORT Village townhouses, and the Beach, Lake and Golf Villa Plots. The tourism apartments are fully furnished and equipped, having private parking, security and 24 hours reception, cleaning services twice a week and maintenance of common areas.

Located in one of the 30 most beautiful bays in the world, the TROIA MARINA is located on the northern tip of the Tróia Península on the banks of the River Sado and occupies an area of around 2.7 hectares, for leisure boat access and berth. It has capacity of 184 berths for leisure boats and it is the only marina in Portugal certified according to ISO 14001 and EMAS, having also been distinguished with the Blue Flag. Along the marina there are several restaurants, outdoor cafes and shops.


TROIA GOLF Championship Course

Designed by the American golf architect Robert Trent Jones Senior, the TROIA GOLF Championship Course (par 72) was opened in 1980 and is 6,317 meters in length. Recognised by "Golf World" magazine in 2016 as the 19th best golf course in Europe, and in 2005 by "Golf Digest" as one of the top 100 golf courses outside the United States, the TROIA GOLF Championship Course includes a clubhouse opened in 2008 which offers a wide range of services: reception, pro-shop, bar, restaurant and even a driving range with two putting greens.In 2010, the environmental quality was awarded with the Eco-Golf certification from TÜV Rheinland.

Roman Ruins

With nearly two thousand years of history, the Roman ruins of Tróia are classified as a national heritage site since 1910 and are fully integrated in troiaresort. Despite the ongoing recovery works of the site, a schedule of guided tours throughout the year is available. The site was a large salt fish preservation complex, built in the first half of the first century, taking advantage of the Atlantic waters abundance in fish and the quality of salt from the Sado riverbanks.



TROIA RESORT maintains an attitude of respect for its environmental surroundings, which is reflected by the protection of its natural resources and, the preservation of the historical heritage, allowing visitors to enjoy a memorable experience.

In that sense, the development of the tourism complex was accompanied by the implementation of an environmental management system encompassing the design, construction and operation stages and covers today all the operations in TROIA RESORT including the Aqualuz units, the golf course, the marina, the beaches, the forest and associated infrastructures.

The environmental management system is certified according to ISO 14001 since 2005 and in 2008 it was awarded the Community Eco-Management and Audit Scheme (EMAS). The TROIA RESORT was the first resort in Portugal to obtain recognition from EMAS, an European voluntary management tool aimed at companies that want to evaluate and improve their environmental performance and inform the public about their performance in this area.

Atlantic Ferries

The company has, since 2005, the concession for river public transport of passengers and vehicles between Setúbal and the Tróia Peninsula. The concession contract has a 15-year period, renewable for two successive periods of 5 years each. The transport service is carried out by 2 ferry boats, with a capacity for 60 light vehicles and 500 passengers each and by 2 catamarans with a capacity for 350 passengers each.
